Residents Association Insurance

At Versatile Insurance we are experts at arranging insurance for residents associations. A residents association might be tenants in a building that hold meetings with their landlord, or residents of an area that represent the area, or a group of people that share ownership or responsibility of residential land or property . As you can see, the definition can include a wide range of groups and associations! At the minimum there is a need for public liability insurance for any meetings being held. If money is managed or there is a committee, the treasurer and committee members may require insurance in the event of them making mistakes that cost the association money (directors and officers cover). If the residents association has responsibility (or owns) land or buildings or other property, there is a need for property owners liability, or maybe even for loss and damage. Lastly, if there are any employees, such as cleaners, gardeners or maintenance, employers' liability cover will be required by law.

A quick insurance tip here, if a contractor does any work for you, ask for evidence in writing that they have public liability insurance, and then keep a copy of it on file.

This valuable insurance policy might sound rather expensive, but for a basic public liability policy, premiums start from just £126.00 and as more cover is added, the premium will naturally increase as well, and can reach over £700.

Cover is available for:

  • Public and Products Liability
  • Employers' Liability
  • Property and Land Owners liability
  • Directors and Offices
  • Buildings
  • Land (including car parks)
  • Fences, Gates etc
  • Legal expenses

About the land or building to insure

‘Within Striking Distance’ for this policy can be defined as when a Tree is within a close enough proximity of a neighbouring structure or building to cause damage should it fall. Should the tree fall and would only cause damage to a fence or boundary we would not class this as within striking distance. Please note that should the tree fall and damage your own buildings or structures this policy would not provide any cover for this event.
